The UK Halifax House Price Index fell -0.4% MoM in May 2025, following a +0.3% MoM gain in April, with annual price growth slowing to 2.5% YoY from 3.2% YoY.

• The average house price declined to £296,648, down about £1,150 from April.
• Quarterly change was -0.3%, with prices down -0.2% since the start of 2025.
• Northern Ireland led annual growth at +8.6% YoY, followed by Wales and Scotland at +4.8% YoY.
• London posted the weakest annual growth at +1.2% YoY but remained the most expensive region (£542,017).
• HMRC data showed April home sales down -63.5% MoM; mortgage approvals also fell -4.9% MoM.
