US new home sales increased from 656k in October to 758k in November and 745k in December (up 3.8% YoY).

• An estimated 679k new homes were sold in 2025. This is -1.1% below the 2024 figure of 686k.
• The median sales price was $414,500, down -2.0% YoY, while the average sales price is up 4.7% YoY to $532,000.
• Total months' supply ended the year at 7.6x, down -1.3% MoM and -7.3% YoY.
