US new home sales increased from 656k in October to 758k in November and 745k in December (up 3.8% YoY).
- An estimated 679k new homes were sold in 2025. This is -1.1% below the 2024 figure of 686k.
- The median sales price was $414,500, down -2.0% YoY, while the average sales price is up 4.7% YoY to $532,000.
- Total months' supply ended the year at 7.6x, down -1.3% MoM and -7.3% YoY.

US new home sales edged down -0.1% MoM to a SAAR of 737k (vs 710k expected) in October. However, this is up 18.7% compared to the pace a year ago.
- The median sales price fell -3.3% MoM and is down -8.0% YoY to $392,300, while the average sales price was up 3.0% MoM and down just -4.6% YoY.
- Total months’ supply was unchanged at 7.9x in October, but this was down -15.1% YoY.
- 25% of new homes sold in October were priced under $300,000, the lowest percentage in this segment since August 2021.
US new home sales surged in August by 20.5% to an SAAR of 800k (vs 650k expected), the largest one-month increase since August 2022.
- Total months' supply fell -17.8% MoM and -9.8% YoY to 7.4x, the lowest inventory since April 2024.
- The median price jumped 4.7% MoM and was up 1.9% YoY to $413,500, and the average sales price increased 11.7% MoM and 12.3% YoY.
- The percentage of homes sold under $300k in August was 20%, the highest since November 2024.
US new home sales edged down -0.6% MoM and -8.2% YoY to 652k (vs 630k expected) in July as sales of new homes continue to trend weak for the summer.
- The median sales price was down -5.9% YoY after a slight -0.8% MoM decline. Similarly, the average sales price was down -5.0% YoY after a -3.6% MoM decline.
- Total months' supply was unchanged at 9.2x in July, but inventories were up a sharp 16.5% YoY.
- At least 50% of homes sold in July were below $400k for the time since November 2024.
US new home sales rose 0.6% MoM but fell -6.3% YoY to a SAAR of 627k (vs 650k expected) in June 2025, recovering modestly after May’s sharp drop.
- Sales dropped -27.6% YoY in the Northeast but rose 6.3% in the South; the West and Midwest declined -8.4% and -9.6%, respectively.
- Months’ supply increased to 9.8x, up 1.0% MoM and 16.7% YoY, indicating continued inventory build relative to demand.
- The median sales price was down -4.9% MoM and -2.9% YoY to $401,800.
- Only 14% of homes sold were priced under $300,000, the lowest so far this year.
US new home sales fell -13.7% MoM and -6.3% YoY to a SAAR of 623k in May, the lowest level since October 2024 and below expectations of a SAAR of 694k.
- Months’ supply rose sharply to 9.8x from 8.3x in April and 8.5x a year ago, reflecting a slowdown in sales pace. New homes for sale increased to 507k, up 1.4% MoM and 8.1% YoY.
- The median sales price rose 3.7% MoM and 3.0% YoY to $426,600. The average sales price climbed 2.2% MoM and 4.6% YoY to $522,200.

- Total months’ supply fell -6.7% MoM to 8.3x, the lowest so far in 2025 but still up 1.2% YoY.
- The median sales price fell -1.9% MoM and -7.5% YoY to $403,600, the lowest price in more than a year.
- In Q1 2025, new home sales were up 1.3% YoY.
- The percentage of homes sold with a price of $500k or above was 31%, the joint-lowest (with August 2024) since September 2021.
New home sales increased 1.8% MoM to 676,000 in February, slightly below expectations of 680,000 and up 5.1% YoY.
- Inventory saw a slight drop of -1.1% MoM but was up 2.3% YoY. In terms of months supply, inventory is roughly the same compared to a year ago (8.9x in February 2025 vs 8.7x in February 2024). This suggests that, broadly, the supply situation is only gradually improving.
- Sales in February were heavily weighted in the sub-$400,000 price range with 49% of homes sold falling in that segment and 34% falling specifically in the $300,000-$399,999 category.
- As a result, the median sales price dropped to $414,500 in February, down from $427,400 in January and $420,900 a year ago.
US new home sales fell -10.5% MoM and -1.1% YoY to 657k in January, below the consensus estimate of 680k.
- Months’ supply jumped 12.5% MoM to 9.0 months, up 8.4% YoY from the 8.3x supply reading in January 2024.
- The median sales price jumped to $446,300, higher than any 2024 median price. The average price increased slightly to $510,000.
- Only 41% of new homes sold in January were priced under $400k, the lowest in 18 months.

The median sales price increased $24,000 to $427,000 to end the year, but the 2024 average is down -2.0% vs the 2023 average.
