May monthly housing starts key highlights:
- The trend in housing starts was virtually flat in May, with a slight increase of 0.5% to 258,010 units.
- The trend measure is a 6-month moving average of the monthly seasonally adjusted annual rate (SAAR) of total housing starts for all areas in Canada.
- Actual housing starts were down 5.2% year-over-year in centres with a population of 10,000 or greater. 22,633 units were recorded in May 2026, compared to 23,879 units in May 2025.
- The year-to-date total was 93,644 units, up 3% from the same period in 2025. This was driven by higher starts in British Columbia and Ontario, outweighing year-over-year decreases in the Prairies.
- Montréal posted an 18% year-over-year increase in actual housing starts this month driven by higher multi-unit starts.
- Vancouver recorded a 7% decrease due to lower multi-unit starts.
- Toronto starts decreased 12%.
May Standalone Seasonally Adjusted Annual Rate (SAAR):
- The total monthly standalone seasonally adjusted annualized rate of housing starts for all areas in Canada decreased 6% in May 2026, at 261,377 units compared to 278,380 units in April 2026.
- Rural starts were estimated at a seasonally adjusted annual rate of 14,357 units.
